Booking terms and conditions

Important information about direct enquiries, confirmation, payment and your stay at Eda House Corfu.

1. Operator and scope

Eda House Corfu is a privately owned holiday apartment in Gouvia, Corfu, Greece. Its Greek property registration number is 00002739586. These terms apply to direct bookings made through this website, by email or through WhatsApp.

Submitting an enquiry does not create a booking or bind you to these terms. The terms supplied with the written offer or booking confirmation apply once you accept that booking.

2. Enquiries and booking confirmation

A reservation is confirmed only when Eda House Corfu sends written confirmation by email or WhatsApp and you accept any conditions stated in that confirmation. Availability may change while an enquiry is being reviewed. A WhatsApp number with its international country code is required so that we can discuss the enquiry and the stay.

3. Prices and payment

No payment is required merely to submit an enquiry. The accommodation price and any payment schedule will be stated in writing before the booking is accepted. Payment at the property may be made by card or in cash in euros (EUR) or Romanian lei (RON). We will confirm the amount and currency before arrival.

4. Statutory accommodation charges

Greek law may require a Climate Crisis Resilience Fee or another statutory accommodation charge to be collected separately from the accommodation price. Where a charge applies, its amount and method of payment will be identified before arrival and collected in accordance with the law in force at the time of the stay.

5. Changes, cancellations and non-arrival

Any amendment, cancellation, deposit, refund or non-arrival conditions for a particular stay will be stated in the written offer or booking confirmation. Please review them before accepting the booking. To request a change or cancellation, contact us promptly by WhatsApp or through the enquiry form.

If we must cancel because the apartment cannot reasonably be provided, any accommodation payment already received for the cancelled stay will be refunded. This does not affect any additional rights that cannot lawfully be excluded.

6. Arrival and departure

Check-in is available from 13:00 and check-out is by 11:00, unless a different time has been agreed in writing. Please tell us your expected arrival time in advance.

7. Occupancy and house rules

The apartment accommodates up to 2 guests, unless otherwise agreed in writing. The number of guests must be provided before arrival and the stated occupancy must not be exceeded.

  • Smoking is not permitted inside the apartment.
  • Pets are not permitted.
  • Parties and events are not permitted.
  • Please treat the apartment and its contents with reasonable care and respect neighbouring residents.
  • Please secure the apartment whenever it is unattended.

8. Damage and responsibility

Guests may be asked to pay the reasonable, evidenced cost of repairing damage caused deliberately or through negligence, excluding ordinary wear and tear. Please report accidental damage as soon as possible so that it can be addressed promptly.

We are not responsible for disruption caused by events outside our reasonable control. Nothing in these terms excludes liability where doing so would be unlawful or limits a guest's mandatory statutory rights.

9. Consumer information

The usual 14-day right to withdraw from a distance contract does not apply to accommodation booked for a specific date or period, as provided by Article 16(l) of Directive 2011/83/EU. The cancellation conditions supplied for the particular booking apply instead. Mandatory consumer protections under applicable law remain unaffected.

10. Personal information

Information submitted with an enquiry is handled as described in our privacy and cookie notice. It is used to answer the enquiry, administer a booking, meet legal obligations and protect the service from misuse.

11. Governing law and disputes

These terms are governed by Greek law. This choice does not deprive a consumer of any mandatory protection available under the law that would otherwise apply. We encourage guests to contact us first so that any concern can be considered promptly and fairly.
